Definition
High confidence = 20 pts, medium = 12, low = 5. Penalized 5 pts if ARV spread exceeds 20%. This rewards doing your homework on comps.
Formula
Base score from confidence level, −5 if ARV spread > 20%
How Kaison Uses This
Weight: 20% of total score for both BRRRR and flips.
Example
High confidence, 12% spread → 20 pts (full)
Pro Tip
Three tight comps within 0.5mi and 6 months is the gold standard. Two comps is never enough.
