Deal Score
A 0-100 weighted score across five dimensions that determines the deal gate.
The deal score aggregates five dimensions into a single number. Each dimension is scored 0-20 and weighted: Cash-on-Cash Return (25%), Equity Position (25%), DSCR (20%, BRRRR) or Profit Margin (20%, Flip), Risk Flag Severity (15%), and P90 Resilience (15%). A score of 70+ earns GO, 50-69 is MARGINAL, below 50 is NO_GO.
Thresholds for each dimension are configurable in Settings → Underwriting Thresholds. Adjust them to match your personal risk tolerance.
Deal Gate (GO / MARGINAL / NO_GO)
Kaison's verdict on whether a deal meets your investment criteria.
Cash-on-Cash Return (CoC)
Annual cash flow divided by total cash invested — your return on actual dollars deployed.
Equity
The difference between what a property is worth and what you owe on it.
Debt Service Coverage Ratio (DSCR)
Net operating income divided by debt payments — can the property pay its own mortgage?
P90 (90th Percentile Adverse Scenario)
A pessimistic estimate: what happens if things go 90th-percentile wrong.
