Gross Monthly Rent
Total rent collected before any deductions or reserves.
Definition
The headline rent number — what your tenant pays each month. This is the starting point of the cashflow waterfall, but it is NOT your income. Vacancy, management, maintenance, capex, insurance, and taxes all come out before you see a dollar of cashflow.
Formula
Gross Rent = Lease amount per month
How Kaison Uses This
Sourced from your target_monthly_rent input. Compared against rent comps.
Example
Lease at $1,650/mo → Gross Rent = $1,650
Pro Tip
Always underwrite to the midpoint of your rent comp range, not the top.
